What is the community?

Who is the builder?

The Applewood Meadows community build is led by mistral Communities part of mistral Group of Companies. This community is one of several built by mistral Communities in the Northumberland area. mistral Communities is Northumberland County’s largest residential builder, with a deep rooted connection to Brighton, Cobourg, Grafton, and surrounding areas.

How long is construction?

Applewood Meadows Phase 3 construction is underway and we already have residents living in their newly built and newly purchased homes. We are currently in the process of releasing Phase 4A, followed by Phase 4B, Phase 4C and Phase 4D, with construction scheduled for completion in 2027. 

What are the property taxes?

Property taxes are subject to change dependent on municipal laws, increases etc. At this time, the mill rate in Brighton is approximately 1.3%.

In anticipation of property taxes, please consider budgeting 1.3% of your purchase price. Please note the property taxes are determined by the town, and are *subject to change without notice.

Will there be a condo board structure and condo fees?

Phase 3 of Applewood Meadows encompasses freehold homes. There are no condo fees or condo board. In Phase 4, there may be a mix of freehold and condos. If there are condos built, there will be fees and a board structure.

Who designed the homes?

Our team is excited to partner with Jacqueline Green Architecture for the Applewood Meadows community design.

What amenities will be offered?

Our community site plan and amenities map are listed on the website here. Applewood Meadows community is close to residential and commercial buildings, neighbouring Brighton’s Main Street; this situates the property as accessible, and convenient with downtown Brighton, parks, golf courses, lakes, and orchards so close.

Is there any green space reserved on the site?

Applewood Meadows backs onto 12 acres of greenspace that is directly tied to the community. Our builders have planned to connect the south end of Rundle Lane with a natural river, to the storm water pond and connect Butler’s Creek Walking Trails. Applewood Meadows is connected to other area green space, nearby community amenities, all by the way of walking and bike paths.

Applewood Meadows is also only a few minutes away from several parks including Presqu’ile Provincial Park, Proctor Park Conservation Park and many more.

Are the buildings stick frame or construction?

The buildings are stick frame.

Do you offer parking?

With how the Applewood Meadows community is situated and the product types for sale, there is parking included with each home, and street parking for guests is also available.

Do you offer storage?

In-home storage is available, and there are no private lockers or dedicated storage rooms within the Applewood Meadows community.

How are the buildings heated?

All units are heated through forced air gas heating systems.

Are hot water tanks included?

Yes, ENERGY STAR hot water tanks are included.

Will there be upgrade packages available?

Our team wants you to choose the comforts within your home, and upgrade packages are available. Please reach out to our team to learn more.

Are appliances included?

Base specification appliances are not included on all inventory. Upgrades are offered at an additional cost, outside of any base specifications and incentive programs may be available.

Will the builds have EV hook up?

This can be purchased as an upgrade.

Are you working with anyone for mortgages?

Please reach out directly to our team to learn more about our fixed rate options on all inventory. Keep in mind, the interest rates offered may change based on Bank of Canada announcements throughout the year. We have partnerships with RBC & CIBC.

Will you have a Design Centre?

We will have a Design Centre, and we are currently running design meetings through our Model Townhouse —if you’re interested in coming to interact with our product and build, we’d be happy to give you a tour, so please reach out to communities@mistralgroup.ca.
